Fundrise, the online investment platform, has introduced a new artificial intelligence system called RealAI. The tool is designed to give individual investors the kind of detailed commercial real estate analysis that was once only available to large institutions. The company, which manages $3 billion in assets, says the move continues its founding mission of opening up private market investments.

CEO Ben Miller explained that RealAI is built on a proprietary database of 3.5 trillion data points covering properties across the United States. This information, drawn from public and private sources, includes granular details on resident demographics, credit profiles, and income. "It does the work of a real estate analyst, and it’s for anyone," Miller said in a recent interview.

The tool launches with a focus on residential properties, with plans to expand into other commercial sectors later this year. Users can try a limited number of queries for free, with a standard subscription priced at $69 per month. This pricing model aims to put sophisticated analytics within reach of a wider audience.

Miller acknowledges the disruptive nature of such technology, which has historically concentrated advantages with large firms. He positions RealAI as an attempt to ensure the benefits of advanced analysis are distributed more broadly. The launch arrives as the commercial real estate sector continues to adapt to new economic conditions, including the policies of the Trump administration, now in its second year. Fundrise's tool enters a field with other specialized AI platforms, but distinguishes itself with its national scope and direct-to-consumer approach. The company reports it has avoided layoffs while integrating the technology, though it has slowed hiring.
